Background
The estate pairs absolute self-sufficiency with premium architecture, featuring aquaponic and organic farming setups, large solar power capacity, and specialized land entitlements that cannot be replicated under modern building restrictions. Owner Stephen Andracki, a board-certified Addiction Specialist, wanted to reach institutional investors, sustainability enthusiasts, and commercial operators who value security, infrastructure, and isolation.
The challenge
Traditional real estate methods failed this highly technical asset, which sat on the MLS for over 1.5 years. Prior agents used generic channels that did not convey its multi-million dollar infrastructure, and legal counsel required the property be positioned strictly as a residential sale while still showcasing commercial capability. Complex elements such as a 70 kW power and lithium battery system, two solar-powered wells, 16 named garden spaces, and a cannabis cultivation variance that permits roughly 100,000 sq ft were difficult to communicate, and exposing them publicly risked attracting unqualified curiosity seekers.
What we built
Our web design and development work produced a fast, immersive flagship site backed by a secure, password-protected documentation vault organizing 11 technical filings across six categories, from floor plans to the nine-part cannabis variance packet. Qualified buyers request access, turning sensitive data into a conversion tool. The interface routes four buyer personas through targeted entry paths, and we curated 28 core photographs, corrected legacy layout errors, integrated drone footage, and structured metadata so the platform surfaces in AI-driven property searches.
The result
Institutional investors now meet an infrastructure-heavy, legally compliant, and visually strong interactive portal that validates the valuation. We supported it with a six-month distribution campaign across specialized land, agricultural, and cannabis marketplaces including LandWatch, Land.com, and LandSearch, plus direct PR outreach. Asset management moved into a streamlined Google Workspace pipeline, letting the owner update media, manage buyer permissions, and field qualified leads with no downtime.
